Take a mental inventory of your listings – do the photos you have in MLS reflect the current season? If the season has changed, so should your outdoor photos.
Regardless of how glorious the home looks in the summer, if your only listing photos were taken in July, and it’s now February, buyers will immediately suspect a problem. Nothing says “old, tired listing” more than photos clearly taken seven months ago.
New listing? Ask the homeowner to put away any seasonal or holiday decor before the photographer arrives. This will allow use of interior photos year-round, if necessary. You may want to consider asking your photographer for a discount if seasonal changes require new exterior photos to be taken.
A little bit of extra effort will ensure your listing looks fresh, even with extended DOM.
